Rent (shared owners only)
If you're a shared owner, Axiom will charge you rent for the share of the property that we own.
We will provide you with services that you'll also share with other shared owners/leaseholders. The cost for these services will be distributed to you as a service charge. All the services that we provide to you will be set out in your lease. You'll also receive an annual service charge breakdown (by post) that will layout all the services that you receive and their individual cost.
It's your right to be able to view certain information relating to your service charges, and to also challenge any charges that you may feel are unreasonable.
If you are uncertain as to whether you should be paying a service charge, or if you have any questions relating to your rent or service charge, please contact your Home Ownership Officer who will be able to assist you.
Charges for major works
On some occasions, the cost of work that Axiom carries out to your home or scheme cannot be met by the payments which you're making for your service charge. In this circumstance we'll consult with you to give you and other residents the opportunity to ask any questions.
This situation usually applies when major works must be carried out. However, there may be included within your service charge a contribution towards major repairs, which would reduce the probability of having to pay more if works ever had to be carried out. This contribution will be incurred occasionally during the course of a lease, for example, for things like a new roof or windows.
Your contribution will be held in trust by Axiom and will be set out in detail in your annual service charge budget.
